7 Signs You Need a New Roof

How to spot a failing roof early - before a small problem turns into a soaked ceiling.

A roof rarely fails all at once. It gives you warning signs first - if you know what to look for. Here are the seven that tell you it's time to get a professional eye on it, ordered from "keep watching" to "call now."

1. Your roof is 20+ years old

Most asphalt shingle roofs are built to last around 20–25 years. If yours is in that range, even if it looks okay, it's worth an inspection - age alone makes failures more likely, especially after our freeze-thaw winters.

2. Curling, cupping, or buckling shingles

Shingles should lie flat. When the edges curl up or the centers cup, they've lost their seal and their weather protection. Scattered curling can sometimes be repaired; widespread curling usually means the roof is near the end.

3. Granules in the gutters

Those sand-like granules protect the shingle from UV. Finding piles of them in your gutters or at the base of downspouts means the shingles are wearing out - and bald spots aren't far behind.

4. Missing, cracked, or broken shingles

A few missing shingles after a windstorm can be replaced. But if you're losing them regularly, or you can see cracking across large areas, the roof is telling you it's tired.

5. Daylight or stains in the attic

Go up to the attic on a sunny day. If you see daylight through the roof boards, or dark water stains and damp insulation, water is already getting in. This one moves you up the urgency list fast.

6. A sagging roofline

A dip, sag, or wave in the roofline is a red flag for a structural or decking problem underneath - possibly from long-term moisture. Don't wait on this one; get it looked at.

7. Repeated or spreading leaks

One leak is a repair. A new leak every season - or one that keeps coming back after patches - usually means the roof has lost its integrity and you're renting time instead of fixing the problem.
