Nobody wants to replace a roof they could have repaired - and nobody wants to keep patching a roof that's done. Here's how to tell the difference, so you spend money once instead of twice.
When a repair is the right call
A targeted repair usually makes sense when:
- The roof is still relatively young (well within its expected lifespan).
- The damage is localized - one leak, a few wind-blown shingles, a bad flashing detail around a chimney or vent.
- The rest of the roof is in good shape, with no widespread wear.
- You catch it early, before water gets into the decking or insulation.
In these cases a proper roof repair can buy you years for a small fraction of replacement cost.
When it's time to replace
Lean toward replacement when you see:
- Age. An asphalt roof past about 20 years is living on borrowed time.
- Widespread granule loss. Bald spots and granules piling up in your gutters mean the shingles are wearing out everywhere, not just one spot.
- Sagging. A dip or wave in the roofline points to a structural or decking problem - get it looked at quickly.
- Repeated or spreading leaks. If you're fixing a new leak every season, you're renting time, not solving the problem.
- Multiple layers already. Stacked old layers usually need a full tear-off.
Watch the patchwork trap: Paying for repair after repair on an old roof often costs more over a couple of years than a replacement would have - and you still end up replacing it. If the repairs are stacking up, do the math.
The honest way to decide
