Your roof is one of the most expensive things you'll buy for your home, and the roofing trade has its share of storm-chasers and corner-cutters. The good news: a few straight questions will tell you almost everything you need to know. Here's what to ask - and what the answers should sound like.
Questions to ask any roofer
- Are you licensed and insured in Washington? They should have a contractor license and carry liability insurance and workers' comp. Ask for proof - a reputable roofer hands it over without flinching.
- Are you local? A local contractor is here for the warranty and the next-door referral. Storm-chasers blow through after a hailstorm and disappear.
- Are you manufacturer-certified? Certifications (like GAF) mean training on the systems they install - and access to stronger manufacturer warranties.
- What warranty do I get? There are two: the manufacturer's material warranty and the contractor's workmanship warranty. You want both, in writing.
- Will you tear off or go over the old roof? A good roofer explains why, based on your decking and layers - not just whichever is cheapest for them.
- Is the quote itemized? You should see materials, tear-off, decking allowance, and labor - not one vague number.
- Who's actually on my roof? Their own trained crew, or day-labor subs they've never met? It matters for quality.
- Can I see reviews and recent local jobs? Real reviews and nearby addresses beat a glossy brochure.
Red flags to walk away from
- Pressure to "sign today" or a price that's only good if you decide on the spot.
- Asking for large cash payment up front.
- No physical address, no license, or a number that goes to voicemail forever.
- A quote far below everyone else's - someone's cutting something you'll pay for later.
- Vague answers about warranty or who does the work.
The cheapest bid is rarely the best deal. A lowball price usually skips tear-off, decking replacement, or proper underlayment - costs that come back bigger. Compare what's included, not just the bottom line. (More on that in what a new roof costs in Spokane.)
